Components

We have optimized our system to function as a concise kit of standard parts.

By remaining manufacturer-agnostic, the system will be able to fully leverage the efficiencies of pre-fabrication to reduce cost and shorten construction timelines.

Mass Timber First

The use of mass timber as the dominant material is integral to the central logic of our system.

While our approach does not depend on mass timber—that is, it could easily be applied to other construction materials—our concept is designed to leverage the unique opportunities and benefits of mass timber in residential construction.

Designed for today’s supply chain

GLT columns and beams and CLT floor panels are dimensioned according to what the supply chain can currently produce and transport efficiently. By remaining manufacturer-agnostic, our system encourages participation from across the industry.

Pre-fabrication compatible

Engineered timber is a natural fit for leveraging the benefits of modern methods of construction—such as pre-fabrication. Industrializing construction of housing in this way unlocks a potential pathway for Canada meeting its housing needs.

Supporting circularity

The mass timber components are designed for disassembly and reuse. In this way, the building is treated as a material bank—reducing resource consumption and minimizing waste generation.

Low carbon construction

Our mass-timber first system offers a viable alternative to more carbon-intensive materials. By limiting the use of concrete, steel, and gypsum, we offer a pathway to housing stock with lower embodied carbon.

Walls and Partitions

Fully encapsulated

Corridor wall

Enabling efficient services integration

This assembly is biased towards the corridor to allow for a chase wall within each unit—minimizing penetrations through rated walls.

Partially encapsulated

Demising wall

Supporting livability within rationalized grid

The demising wall assembly fits within the standard grid while providing sufficient acoustic insulation and fire separation.

Unencapsulated

In-suite partition

Interior flexibility made possible by efficient services integration

The in-suite partitions do not need to accommodate services, which increases flexibility within units and supports pre-fabrication.

Envelope

No cookie-cutter buildings

The system does not mandate a particular facade system or approach. By remaining facade-agnostic, we preserve architectural expression.
